As your landlord we do all we can to keep you and your loved ones safe.
But did you know there are three important areas where you can help to keep yourself safe? These are gas, electricity and fire.
Every year by law we must do a home safety check which includes a gas safety check.
We will contact you to arrange this. Just let us in and we will do the rest.
We will check that your gas pipework, flues and the gas appliances that we provide are safe.
In between this visit you can also do checks to keep your home safe, such as:
Ensure your boiler ventilation vents are not taped up or blocked off.
Press the test button on your carbon monoxide alarm if you have one.
If you smell gas, phone the national gas emergency service on 0800 111 999.
Every five years we will also do electrical safety checks in your home. You too can check electrical items. Please be sure items are unplugged before doing any checks.
Are any sockets loose? Are sockets or plugs showing signs of overheating and or cracks or damage?
Are sockets overloaded with extension leads or double plugs? Check the plug and flex on all appliances including extension leads. Are there signs of damage?
Are any wires showing? Do they have splits or temporary repairs? Cheap mobile
phone, bike or scooter battery chargers may not have passed essential safety checks. Always check for British Standards and EU approved kite marks.
Electric car charging may require a specialist connection. All these could cause a fire or an electrical shock. If in doubt contact us or a qualified electrician.
We check gas equipment and fixed wiring of electrical equipment we provide in your home.
Please make your own arrangements to check appliances not provided by us.
Fires can kill. Fires need oxygen, fuel, and heat to burn. It sometimes only needs a spark.
Oxygen is everywhere. Fuel is your furniture and soft furnishings such as sofas, beds and curtains. Heat can include candles, battery chargers, faulty plugs or appliances.
Take extra care around these heat sources in your home. They could cause a fire.
Test your smoke alarms regularly - they save lives.
It's also important to know your escape routes and make sure they are clear.
This will help significantly in the unfortunate event of a fire.
Bikes, pushchairs and mobility scooters must not be stored in common areas.
Fire escapes and exit doors must not be padlocked or blocked on the outside, for example with bins or parked vehicles.
And finally make sure everyone you live with knows where your door keys are stored.
