Keyford Meadows, Frome

Keyford Meadows is a new residential development at Sandys Hill Lane in Frome that will deliver 198 homes, including 30% affordable housing by 2026.

Curo was granted detailed planning permission for this site by Mendip District Council on 16 February 2022. Works have started in summer 2022, while housebuilding will begin by the end of the year. The first new homes at Keyford Meadows will be ready to move into by summer 2023.

The homes

The development consists of 139 homes for sale, ranging from 1-bed apartments to 5-bed family houses.

59 homes will be affordable housing: 47 homes for social rent and 12 homes for sale through the part-buy/part-rent scheme, Shared Ownership. Affordable housing at Keyford Meadows will be a mix of 1- and 2-bed apartments and 2-, 3- and 4-bed family houses.

Open space & biodiversity

Aside from homes, the development will also deliver more than 2 hectares of green open space for new and existing residents, including informal and designated play areas and bat habitat replacement. This will help to create a green, ecologically-rich and diverse development - an attractive living environment for future residents. Keyford Meadows will also provide further biodiversity enhancement features, such as integrated bat and bird boxes.

Sustainability

The new homes’ CO2 emissions will be 41% lower compared to current Building Regulations, and 10% lower compared to emerging standards. To achieve this, all of the homes equipped with gas boilers will also be fitted with photovoltaic solar panels which will provide greener electricity.

Many of the new homes will feature highly efficient air source heat pumps instead of gas boilers, while the affordable homes will also have photovoltaic solar panels.

Air source heat pumps are powered by electricity. They take heat from the outside air and use a compressor to increase the temperature which is then used to heat the home and provide hot water. Air source heat pumps work well even in very cold weather and they don’t produce emissions in the neighbourhood. As the country’s electricity supply from renewable sources increases, the homes will continue to gradually reduce their carbon footprint without the need to retrofit an alternative heating system.

Keyford Farmhouse

Keyford Farmhouse and outbuildings are situated in the northern section of our site. Permission to demolish these buildings was granted through the Outline planning consent in 2021, to make space for new homes. Curo listened to the wishes of the local community, who wanted to keep these heritage assets for the future. Our development retains the farmhouse and converted barn for residential use.

Location

Keyford Meadows straddles Sandy’s Hill Lane, with access from Wessex Fields Retail Park to the west. Marston Trading Estate lies to the north, while Little Keyford Lane lies to the south east.

Curo, the West of England housing association and housebuilder, has announced the street names for their Keyford Meadows development of 198 homes in Frome. The announcement comes shortly after the launch of Curo’s new show homes at Keyford Meadows in October this year.

198 new homes proposed for land at Sandys Hill Lane in Frome

Details of a residential development planned for Frome have been revealed by West of England housing association and house-builder Curo. The site, which received outline planning permission from Mendip District Council in March 2021 for up to 235 homes and a number of commercial units, is situated along either side of Sandys Hill Lane, near the town's Sainsbury's supermarket.
