Coalpit Lane, Stoke St Michael
Curo has outline planning permission to build up to 47 new affordable homes at land off of Coalpit Lane in Stoke St Michael.
Ranging from one to four bedrooms, all of these homes will either be available for social rent – typically 40% below the market rate – or sold through Shared Ownership.
Curo will work with local representatives for the village and Somerset Council to agree a sustainable lettings programme for the social rent homes.
This will ensure a good mix of residents in employment, local people and families. These homes will then be let through Somerset Council's choice-based letting scheme, Homefinder.

Why develop the area?
There are over 2,000 households on the housing waiting list in the Mendip area. The housing crisis is pushing more and more families and young people out of the areas they’ve grown up in.
It's our priority as a housing association to provide much-needed new homes for local families and this scheme offers a great opportunity to create high-quality affordable housing for the area.
How will this scheme benefit the local community?
We want to preserve the heritage of Stoke St Michael and build sensitively to ensure future generations can live in the village in the years to come.
We will provide a mix of house types and tenures, helping to create a thriving and sustainable community and prioritise local people who, otherwise, may not be able to live in the village.
The proposed site layout and design of the new homes will also enhance and contribute positively to the appearance the area.
Our designs will reflect the rural character of Stoke St Michael and create opportunities for new and existing residents to meet, socialise and enjoy the local environment within new landscaping.
This development will see us improve local streets and public open spaces. We will also improve the existing walking route and create a new natural play area on the eastern border of the site.

What happens next?
The site currently has outline planning permission. The next stage of development will see Curo refining our development proposals to show the detailed design of the scheme.
We will review and use resident feedback to improve our development proposals before submitting a reserved matters planning application to Somerset Council later this year.
