Curo, has partnered with private developer, Woodstock Partnerships, to deliver 50 new affordable homes in South Gloucestershire.

The scheme will deliver two 4-storey apartment blocks - comprising 32 two-bedroom and 18 one-bedroom flats which will all include private balconies or private courtyards. All of these homes will be available either for social rent (typically 40% below the market rate) or through Shared Ownership.

Curo will work closely with local representatives and South Gloucestershire Council to shape a sustainable lettings programme for the social rent homes. This will ensure a balanced mix of residents, including local people, families, and those in employment.

This approach will look to integrate new residents seamlessly with the existing community, preserving the area’s social harmony. All social rent homes will be let through South Gloucestershire Council HomeChoice scheme, offering choice-based lettings to support a well-integrated, cohesive neighbourhood. Shared Ownership homes will be sold through our Sales website.

Why develop the area?

There is a severe shortage of homes across South Gloucestershire, with more than 4,000 households currently on the social housing waiting list. This site was initially marketed with a minimum affordable housing quota of 35% (meaning only 18 of the 50 homes would have been affordable). However, in partnership with another developer, Woodstock Homes, Curo secured an agreement to deliver 100% affordable housing on this site, directly addressing the local shortage and need.

It's our priority as a housing association to provide much-needed new homes for local families. This development represents a step towards reducing the burden on council resources while homes are readily available to those that need them.

What are the features of these homes?

Designed with both comfort and sustainability in mind, the site will include an area dedicated to Biodiversity Net Gain (BNG) and open space, adding greenery and improving the local area.

For parking, the development provides 59 spaces, with one space allocated per two-bedroom flat and additional unallocated spaces available, including some for visitors. 

The two buildings’ flat roofs will host solar photovoltaic panels, generating 11.6kWp of power, or approximately three times the annual electricity needs of an average UK home. This will help offset 2-3 tonnes of CO₂ per year - equivalent to the carbon absorption of around 50 mature trees.

Domestic hot water needs will be met sustainably through air source heat pumps, complemented by efficient electric panel heaters for space heating. These features are carefully chosen to make a meaningful difference in residents' everyday lives, keeping bills down while contributing to a greener future.

How will this scheme benefit the local community?

By delivering 50 much-needed affordable homes in a sustainable, well-connected location, this development will make a meaningful impact on reducing the council’s housing waiting list and offering local people a greater chance to live in the area.

According to the Home Builders Federation's estimates, it will also generate up to £1.4 million in additional spending in local shops and contribute more than £100,000 in council tax to support and improve local services.

Our approach includes a thoughtful mix of house types and tenures, creating a thriving, inclusive community while enhancing local infrastructure and public spaces. The site’s design will blend into the surroundings, improving the appearance of the area and enhancing nearby streets and open spaces.

What happens next?

Curo has received planning permission from South Gloucestershire Council, allowing us to move forward with construction. Woodstock Homes will oversee the site management to ensure a high standard of delivery throughout the building process.
