Bath Road, Keynsham

Curo has been granted permission to build 208 homes, including 30% affordable housing, on Bath Road in Keynsham.

The new development will comprise 168 houses and 40 flats. Of these, 62 affordable properties will be managed by Curo long-term, with 47 designated for social rent and 15 for shared ownership.

All homes will be tenure-blind, ensuring no visual distinction between market sale and affordable properties.

The scheme will feature a range of two and two-and-a-half-storey homes with dormer windows, alongside three-storey properties lining the main route through the site and fronting the A4 Bath Road.

Location

Located along the easterly edge of Keynsham, the development is bordered by residential land to the north, and green open space to the south.

Open spaces and amenities

Designed with energy efficiency in mind, these high-quality homes will be surrounded by generous green spaces, creating a vibrant, community-focused environment.

Part of the site within the Green Belt will be preserved and transformed into community amenities, including allotments and an orchard—a space for local residents to enjoy for generations to come.

The development marks a major investment in the Keynsham community, with a particular focus on young people. Two new sports pitches—one for Two Rivers CofE Primary School and one for public use—will provide much-needed recreational facilities, building on Curo’s recent sponsorship of Keynsham Town FC’s under-13 team.

Both sports pitches will be provided on site. One will be dedicated to the school for use as they wish; the other will be on the site and available for public use.

Sustainability

Preserving biodiversity is of utmost importance to us. We are dedicated to safeguarding the area's natural environment, including established trees and hedgerows.

As part of our ecological and landscape strategy, we will create orchards and other natural habitats to achieve a minimum of a 10% enhancement on the current baseline, promoting a thriving ecosystem.

The team

To bring this vision to life, we have partnered with top architects and contractors, including: Thrive Architects, PFA Engineers, David Jarvis Associates Landscape Architects, and Clarkson Woods Ecologists.

The talented team includes David Rhodes Architects, Focus Engineers, Landmark Landscape Architects, and Tyler Grange Ecologists.

What happens next?

We’re planning to start the new signal-controlled junction on Bath Road, as well as pedestrian and cycle improvements along the A4, in Spring next year.

Work on site will begin towards the end of 2025. We’re hoping to deliver our first home by the end of 2026 and aim to complete the development by 2030.
