How do I secure a property?
Securing a property with Curo is simple. When you find a property you would like to view, please contact one of our friendly team. This can be done via phone or email. 01225 366000 or Rentahome@curo-group.co.uk
We will view the property with you and if you decide to proceed, we will ask you to complete an application form. Once we have reviewed your application and it passes the necessary criteria, an offer will be made to you.
Once this is accepted, you will be required to pay a Holding Deposit of one weeks rent to reserve the property for you whilst we undertake the necessary references.
Your tenancy will be subject to satisfactory referencing and receipt of cleared funds and signed tenancy agreement.

How long is my tenancy?
There is no fixed term for a tenancy with Curo, the tenancy will be on a periodic basis.

How quickly can I move?
If a property is vacant, we can move you in as quickly as within a few days provided that all referencing, cleared funds are received and paperwork completed. If a property is occupied the move date may be less flexible, and we will agree a move in date with you.

What references do you need?
- At Curo we will request a Credit check, financial references (employer) and previous landlord reference (if applicable). This will be conducted via an external referencing agency. We also require proof of right to rent.

Can I have a guarantor?
Yes as long as they earn at least 37 times the monthly rent and have a UK-based income.

How much is my deposit?
Your deposit is capped at five weeks' rent. If the rent were to exceed £50,000 within a calendar year, the deposit would be six weeks' rent. The deposit, once paid to Curo, will be registered with the Deposit Protection Scheme.

Am I allowed a pet?
Pets will be considered for any property that has access to a shared or private garden to the property.

I'm a student - can I rent with Curo?
We welcome students; we ask that you are able to provide a UK-based guarantor who can satisfy a salary of 37 times the monthly rent.

How would I report a repair?
There are several ways that you can report a repair; you can call our friendly customer contact team to book one in over the phone, you can chat to them via the online chat function on our website or you can book one through the MyCuro portal here.

What to do at the end of your tenancy
If you’re coming to the end of your tenancy and want to move out, you might be wondering what to do next. To help make sure your rented property is in order before you pack up and move onto your new home, we have provided some useful information below.

If you are on a fixed-term tenancy then be sure to check the terms of ending the tenancy early and what notice you need to give. This will be found under the Break Clause.
If you are on a periodic tenancy, then you need to give one calendar months’ notice to leave the property.
Always check the terms of your agreement as some contracts may ask for different lengths of notice you have to give.

Notifying companies of your move
You should make arrangements for your post to be redirected at least two weeks prior to vacating the property, it is not the landlord or future tenant’s responsibility to forward this on.
Make sure you cancel any Direct Debits or standing orders to Curo once the tenancy has come to an end, and don’t forget to notify any utility companies and service providers of your move - remember to provide a final meter reading on your last day too.

Do a deep clean
Cleaning is the number one reason for a deposit disputes, so the cleaner and tidier you leave the property, the more likely you are to get your full deposit back.
If you don’t fancy getting your hands dirty, you can always arrange for a professional, end of tenancy cleaning service, prior to your check-out appointment. The upholstery, carpets, windows, curtains, appliances, gutters and outdoor areas will all need to be returned to the same state they were in at the start of your tenancy.
If you do hire a professional company to clean the property, then make sure you keep any receipts from them as proof of the clean and to avoid any disputes over your deposit.
All rubbish or personal belongings should be removed and light bulbs replaced (where necessary). Any decorative damage, such as holes caused by picture hooks etc, must be repaired before the inventory check-out is conducted.

Take photos
Once you have tidied the property, cleaned everything, repaired any damage and removed your belongings, then it is highly recommended that you take pictures of every room in the property and close-ups of any furniture or appliances, preferably with a time stamp.
If any parts of the property were damaged or stained when you moved in, then be sure to take pictures of these when you leave as well.

Check-out inventory
Much like when you move into a property, an inventory should also be completed when you move out. This allows us to identify any deterioration in the condition of the property during the tenancy and inspect the general cleanliness.
We will contact you to arrange the inventory check-out, but it usually takes place a couple of days prior, or on the day of departure. However, we recommend taking your own photos of every room and making comprehensive notes of any faults before this.

Return your keys
When you leave a property, it is essential that the property is locked up, and all copies of the keys are returned.
Keys are required to be given back by the move out date. When you hand them over, make sure they are clearly labelled with your name and the property address.
If you fail to return your keys by the specified date, we may deduct the cost of replacing the locks from your deposit.

Get your deposit back
We will contact you directly to discuss any estimated costs for damage following the check-out report. In most cases, a full refund of your deposit will be given provided there is no damage to the property.
