Ending a tenancy

We sometimes get feedback from residents or their families that they didn’t know much about what happens when you need to end a tenancy with Curo - particularly when someone passes away. Here are some things to consider. We hope you find this helpful.

Four essential things to know 

  1. You can end the tenancy on any day of the week, but you must give a full four weeks’ notice.
  2. This four week notice still applies if you pass away – only the 'Executor of the Estate' or an authorised person with a ‘grant of representation’ can give this notice (being family, next of kin or a friend is not legally sufficient)
  3. If you had not written a Will and do not have an Executor, Curo would need to service notice to end your tenancy on the Public Trustee 
  4. You or your Estate are liable to continue to pay rent during the notice period. If you are in receipt of Housing Benefit or housing costs from Universal Credit they will stop when you move or pass away, so may not cover this notice period.

After we receive your notice:

We will contact you or the person dealing with your affairs:

  • To arrange to visit the property and let you know what needs to be done before the keys are returned. 
  • To confirm what we agreed at the visit.
  • To discuss the rent account and any outstanding balance

We will:

  • Start the process of finding a new tenant, so we will advertise the property on the local authority’s website.  
  • Ask you or the person dealing with your affairs when you die to leave the property clean and clear of all possessions.

Tell Us Once

The Tell Us Once service enables you to notify most UK Government departments at once about a death. The Registrar will be able to give you more information when you register the death. It's important to know that because Curo is not a government department, we are not notified by Tell Us Once, so your family or representatives would need to contact us directly.
