Demolition countdown for Tintagel Close

1970s Keynsham estate to be knocked down in early 2026

A transformed liveable neighbourhood of affordable homes to follow

Keynsham residents found out more about Curo’s plans to regenerate the Tintagel Close estate at a public meeting recently, with demolition of the 1970s development confirmed for early next year.

Attendees at the event on 19 November learned about progress at the site, which was recently fenced off for removal of fixtures, fittings and utilities. They were also updated on plans for the controlled removal of asbestos from across the development in the coming weeks.

Curo, working with development partner EG Carter, secured planning permission for the scheme in March 2025. It will provide 45 modern, energy-efficient affordable homes for social rent and shared ownership.

The development will feature a mix of homes with one to four bedrooms, with several adapted for wheelchair use. Each home will have its own private entrance, designated parking and electric vehicle charging point.

The new scheme promises an attractive, liveable neighbourhood that’s better integrated with the surrounding community. A new access road will open up the area amid landscape improvements and accessible open space.

Sarah Maylor, Curo’s Director of Development, said, “I’d like to thank local residents for their involvement in the design of this exciting new scheme - their input has been crucial.

“Like them, I’m looking forward to seeing this site transformed. The new neighbourhood will enhance the local area and offer its residents a great place to live.”

The majority of homes in the fully affordable development will be available for subsidised social rent, typically 40% below the market rate. These will be offered through Bath & North East Somerset Council’s lettings system, HomeChoice. The remainder will be available for shared ownership purchase.

Planning permission granted for redevelopment of Tintagel Close in Keynsham

CGI of the new homes viewed from Queen's Road

We've been granted planning permission to demolish Tintagel Close in Keynsham and replace the existing 1970s-built block with 45 affordable, modern homes.

The re-development will deliver a mix of 1, 2, 3 and 4-bedroom homes, including several properties adapted for wheelchair users. All of these homes will be available for social rent- about 40% below market rate through the Council’s letting service HomeSearch - or Shared Ownership, helping to meet the high demand for affordable housing in the area.

All the new homes will have dedicated parking and their own electric vehicle charging point. Alongside this, each home will use an energy-efficient heating system, with air source heat pumps for houses and a combined heat pump/electric panel system for flats. Every property will benefit from solar panels which will also help to keep bills down. The plans also include planting a wide range of trees – including fruit trees – and adding more seating throughout, creating more usable green space for local residents.

The redevelopment follows extensive consultation with residents and stakeholders over a period of three years. The latest plans, shaped by feedback and discussions with the Council, include a slightly denser layout with more terraced houses and fewer buildings behind Queens Road Church to improve the open space available to residents.

“This marks the start of an exciting new chapter for the whole neighbourhood,” says Sarah Maylor, Curo’s Director of Development. “We’ve worked closely with local people, the council, and our partners to shape something that really reflects what the community wants and needs.

Our new scheme will be greener, better connected, and built to a much higher standard than the old block.”

Sarah adds, “We looked carefully at all the options, and this approach gives us the best chance to create something truly special. It’s an opportunity to bring high-quality, energy-efficient homes to the area, while also improving the public spaces and creating a greener, more welcoming environment for everyone.”

Proposals announced for up to 213 new homes in Keynsham

Curo has announced plans to build up to 213 homes, including 30% affordable housing, on land situated on Bath Road in Keynsham.

Curo’s plans for the site prioritise open spaces and local infrastructure. Green open spaces, community orchards, and grow patches are all part of the newly unveiled plans for the scheme. The ecological and landscape proposals for the site will enhance the local ecosystem by a minimum of 10% from its current state.

A sports pitch is also planned as part of the works and will be located next to the Two Rivers Primary School, offering ample opportunities for leisure and outdoor activities. Curo has partnered with local architects and contractors to bring this development to life, including Thrive Architects, PFA Engineers, David Jarvis Associates Landscape Architects, and Clarkson Woods Ecologists.

Victor da Cunha, CEO at Curo, says, “Our plans for Bath Road look to address the severe lack of homes for local people in Keynsham, offering solutions to the diverse housing needs of the area. This project is set to be a catalyst for the creation of an accessible and vibrant neighbourhood, with 67 affordable homes included in the plans.”

With outline planning permission for up to 213 homes already secured, Curo will now refine its development proposals to showcase the detailed design of the scheme in the next stage of the project’s evolution.

Curo and B&NES collect award for outstanding workmanship at Woodland View in Hygge Park, Keynsham

(image above - one of Curo's houses in Woodland View in Hygge Park, Keynsham)

Housing association and housebuilder Curo, jointly with the Local Authority Building Control Team at Bath & North East Somerset Council (B&NES), have been awarded a high commendation in the West of England regional division of the Local Authority Building Control (LABC) Building Excellence Awards.

The LABC Building Excellence Awards honour exceptional projects and individual achievements in the construction sector – focusing on the very best in technical innovation and construction quality. Falling under the ‘Best High-Volume New Housing Development’ category, this award recognises ‘outstanding construction and workmanship’ at Curo’s new development in Hygge Park, Keynsham.

Simon Collins, Construction Operations Director at Curo, said ‘We're thrilled and honoured to have received this award. At Curo, we put our residents first - right from the start and throughout all project phases.
Of the total number of homes built, 12 were developed for affordable housing and 44 for open market sales.
Tintagel Close to be redeveloped by Curo

Housing association Curo has announced its intention to demolish and redevelop a block of 44 maisonettes at Tintagel Close in Keynsham, following a prolonged period of consultation with residents of the estate.

Curo has been working with residents at Tintagel Close since 2018 to understand the work that would be needed to upgrade the buildings and provide homes that are suitable for the future.

Initially it was believed that homes at Tintagel Close could be refurbished while the residents remained in their homes. However, following more detailed surveys as well as new government legislation on fire and building safety and energy efficiency, Curo decided to re-evaluate the project. It was decided that the demolition and redevelopment of Tintagel Close would be the best long-term solution.

Curo Chief Executive, Victor da Cunha, says: “The decision to proceed with the redevelopment of Tintagel Close was taken after careful consideration of all the options and following extensive consultation with residents who live there. It was always going to be impractical and extremely difficult to achieve the future standards of housing we, as a society, aspire towards – particularly from an environmental point of view – while the residents remained in their homes, and given the construction of the existing building. Our ambition now is to continue to engage with local residents to design homes that are fit for the future - homes that will be high quality in the broadest sense and that will fit in with their surroundings”.

Curo has been supporting residents at Tintagel Close over the past few months to find new homes in the local area and so far, 22 families have moved to a new property they have chosen.

Victor says: “We’ve put in place a complete support package for residents at Tintagel Close, including a dedicated liaison officer, funds to cover their moving costs and a one-off home loss payment. We will continue to work with families at Tintagel Close to help them find a new home they like, as we start to look to the future of the estate.”

Curo is now asking the local community to help shape plans for a future development. To take part, residents are invited to fill in this short survey by Sunday 5 June.

The feedback will help Curo design proposals for the site over the next few months. A second public consultation, in winter this year, will give local residents the opportunity to view and comment on the specifics of the project, including the number and appearance of homes and other details such as parking arrangements. Curo will use this further feedback to refine any proposals with a view to submit a planning application to Bath & North East Somerset Council early next year.

Residents living near the site and the wider community will be kept informed about the next steps at Tintagel Close including through updates via Curo’s website at www.curo-group.co.uk/tintagelclose-redevelopment.

Victor adds: “Our aim is to provide new affordable homes that meet local needs and integrate well within the existing neighbourhood. We’d really like to hear from residents at Tintagel Close and the local community in Keynsham about the future of this estate so we can understand what is important to them and use this knowledge in the design process.”

Two site managers from housing association and house-builder Curo have received the National House Building Council’s 2021 Pride in the Job Quality Award.

Alan Mapston, senior site manager at Mulberry Park in Bath and Lee Watts, senior site manager at Woodland View at Hygge Park in Keynsham were recognised for their dedication, leadership and the high standards achieved at their respective developments.

Often referred to as the ‘Oscars of the house-building industry’, the Pride in the Job Awards celebrate the vital role that site managers play in ensuring new homes are constructed on time, on safe sites and to the highest quality standards.

The competition endorses the best site managers from across the country, following a rigorous and lengthy judging process that looks at key areas such as leadership, technical expertise, health and safety and attention to detail.

Alan Mapston, Curo Senior Site Manager at Mulberry Park, Bath

Married father-of-two, Alan, who in his spare time enjoys a spot of fishing and tinkering in the garage with his classic motorcycles, says:

“I’m very pleased to have won this award for our Mulberry Park site. Building homes of such high quality in a safe, timely and cost-effective way is certainly a team effort and I work alongside some fantastic people here at Mulberry Park, from my two assistant site managers, Grant Wells and Lee Clarke, to our trusted contractors.

“Our focus is always on building beautiful, high quality homes for our customers and I think the award recognises this.”

Lee Watts, Curo Senior Site Manager at Woodland View at Hygge Park, Keynsham

Bristol Rovers and Bristol Bears supporter Lee likes snowboarding and weekends away when possible. This is Lee’s second Pride in the Job Award, having won his first in 2013. He says:

“I’m proud of our Woodland View development where our customer satisfaction rate is 100%. This is a true reflection of how we build our homes, our focus on quality and attention to detail.

“I’m delighted with this recognition, not just for myself but for the entire team here at Woodland View who are working hard to make our customers happy – our contractors, labourers and my assistant site manager Steve Weymouth.”

Mulberry Park is a contemporary development of almost 700 homes, open spaces and community facilities in Combe Down, Bath. This thriving new neighbourhood has already delivered more than 380 homes and is due to complete in 2026.

Woodland View is creating 56 high-quality new homes within the larger Hygge Park scheme and is anticipated to complete in Spring 2022.

Curo launch new show home in Keynsham

Curo has unveiled a brand-new show home at its Woodland View @ Hygge Park development in Keynsham.

The four-bedroom detached Avon show home is ideal for family life, with a large open plan kitchen-diner on the ground floor, opening up to a well-sized garden through French patio doors. The stylish kitchen features a central island/breakfast bar with integrated ovens and a utility room with direct access to the garden.

Double doors connect the kitchen-diner to a spacious living area. In addition, there is a WC as well as a study/second reception room to the ground floor.

Upstairs, there are four double bedrooms, two of which have en-suites, and a family bathroom; the master bedroom also features a walk-in wardrobe. Avon house types at Woodland View come with a double garage and two off-street parking spaces.

“Homes for sale at Woodland View are also available through the ‘Help to Buy’ equity loan scheme, with the government lending buyers 20% of the purchase price interest-free for the first five years – meaning customers only need a 5% deposit to secure a mortgage.”

In addition, thanks to the recently announced ‘stamp duty holiday’, buyers could save as much as £15,000 when purchasing a home worth £500,000 or more until 31st March 2021.

There’s even more on offer for customers purchasing an off-plan property at Woodland View, as Andrew explains: “We’ll cover your home-buying legal fees and offer a 5% deposit ‘boost’* as well. Together with the stamp duty holiday, these initiatives add up to significant savings for our customers. What’s more, we’re including free flooring from our wide selection of luxury vinyl and carpets.”

National developer Crest team up with Curo to build new homes at Hygge Park

Bath-based Curo has started works on site at Crest Nicholson’s residential development of 250 homes in Keynsham, Hygge Park. The housing association and housebuilder will work alongside the national developer to build 56 homes on a parcel of the site, known as the ‘Woodland View at Hygge Park’.

Curo Chief Executive, Victor da Cunha, says: “We’re delighted to be working with Crest at Hygge Park, helping to deliver these much-needed new homes as quickly as possible. Curo’s presence on site means local people will have an even wider choice of homes to buy and rent.”

Affordable homes are being built by each of the housebuilders across Hygge Park and will be owned and managed by Curo; they include 6 supported accommodation flats and 4 wheelchair-adapted houses. In total, there will be 78 new affordable homes – 58 for social rent and 20 for Shared Ownership.

Victor added: “We’re also really pleased to have secured all of the affordable homes on this site, meaning we’ll be able to help even more families on Bath & North East Somerset Council’s housing list to move in to a comfortable, modern and energy efficient home soon.”

Crest Nicholson Managing Director, Darren Dancey, says: “It’s great to be working with Curo at Hygge Park, a beautiful new development in a standout location, with Bath and Bristol right on your doorstep.
Keynsham residents come together for community clear-up

People living in Tintagel Close in Keynsham got together to show their appreciation for their neighbourhood by taking part in a community clear-up.

Local residents organised the litter pick with Curo colleagues. Staff from the nearby Co-Operative Food store on Queens Road also helped with the clear-up and provided refreshments and hot cross buns for the litter pickers.

Curo who manage homes on Tintagel Close also recently helped people there to set up a new residents’ association.

Sharon Tucker, chair of the Tintagel Close residents’ association said, “The community clear-up was a great opportunity for people to get together and have some fun, meet their neighbours and help spruce up the courtyard area.”

Colleen Stothard, secretary of the residents’ association, added, “It was nice to see so many people from Tintagel Close of all ages come out and join us, especially the kids who had a great time. We’d like to thank Curo and the Co-Op for helping us out too.”

Colleen added, “Tintagel Close is a great place, I really like living here. The residents’ association is bringing people together. We’ve got lots planned for the summer including a movie night, a barbeque and activities for kids.”

Over twenty bags of rubbish were collected by the litter pickers. Helen Crew, Service Support Manager at Curo, said “It was a really enjoyable day. It was great to see Curo and customers working together to achieve such an excellent result.”
