      <description>&lt;p class="MsoNormal"&gt;Over the past 12 months, our Resident Engagement team — Hannah and Neil — have been out across our communities, meeting customers, listening to concerns and offering support. In that time, they’ve completed 82 Community Catch‑Ups and spoken with 915 households.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;These sessions give residents a chance to raise issues, ask questions and get practical help on the spot. They also help us understand what really matters so we can improve our services.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;strong&gt;Some highlights from this year&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Helping a resident secure nearly £600 in unclaimed benefits to cover rent and heating costs, allowing them to stay comfortably in their home.&lt;/li&gt;
&lt;li&gt;Organising temporary relocation for a customer while essential building works took place.&lt;/li&gt;
&lt;li&gt;Resolving fencing issues so a resident could enjoy their garden again with better privacy.&lt;/li&gt;
&lt;li&gt;Installing new safety window locks in a first‑floor property to improve security for a family with young children.&lt;/li&gt;
&lt;li&gt;Providing guidance on applying to occupational health and reporting anti‑social behaviour, helping residents feel safer and more confident in their homes.&lt;/li&gt;
&lt;/ul&gt;
&lt;p class="MsoNormal"&gt;&lt;strong&gt;Hearing from our customers means a lot to us&lt;/strong&gt;&lt;/p&gt;
&lt;p style="margin-bottom: 0cm; line-height: normal;" class="MsoNormal"&gt;“Neil and Sophie from the account team are very friendly and easy to talk to. They're very helpful and offered guidance."&lt;/p&gt;

&lt;p style="margin-bottom: 0cm; line-height: normal;" class="MsoNormal"&gt;"Respectful, Professional, they listened I felt that my concerns were heard, and later action was taken to resolve the concern."&lt;/p&gt;

&lt;p style="margin-bottom: 0cm; line-height: normal;" class="MsoNormal"&gt;"I felt 'heard' by the team who promised action would be taken. Plus It appears points were actually actioned as a result of this meeting."&lt;/p&gt;

      <title>Social housing regulator shares Curo inspection judgement</title>
      <description>&lt;p&gt;The Regulator of Social Housing (RSH) has today published its latest assessment of Curo&lt;br /&gt;&lt;br /&gt;Its judgement is based on an inspection carried out over several months earlier this year. The RSH looked at all aspects of the organisation and the services we provide to customers.&lt;br /&gt;&lt;br /&gt;The report provides a rigorous and independent overview of our strengths and areas for improvement. &lt;a href="https://www.gov.uk/government/publications/regulatory-judgement-curo-group-albion-limited/curo-group-albion-limited-lh4336-regulatory-judgement-30-july-2025"&gt;Click here to read the report on the government’s website&lt;/a&gt;. &lt;br /&gt;&lt;br /&gt;The RSH gives social housing providers a grade in three categories. Grades can range from one to four, with one being the best. Curo’s grades are:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Governance: 1&lt;/li&gt;
&lt;li&gt;Financial Viability: 2&lt;/li&gt;
&lt;li&gt;Consumer Standards: 1&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Curo’s Chief Executive, Victor da Cunha, said:&lt;br /&gt;&lt;br /&gt;“We’re in year one of a 10-year plan, developed in partnership with customers to move Curo forward and strengthen our services. This judgement shows we’re on the right track and I’m hugely grateful to everyone who’s helped to get us here.  It’s really encouraging, but for me it’s only going to be truly meaningful if we build on it, continue to improve the quality of our homes and bring about real improvements for our residents.”&lt;/p&gt;</description>

      <title>What are disrepair claims?</title>
      <description>&lt;p&gt;You may have seen adverts on social media from firms offering to claim ‘no-win, no-fee’ compensation from landlords who fail to repair homes in a reasonable time. These are called ‘disrepair’ claims.&lt;/p&gt;
&lt;p&gt;At our latest Facebook Live Q&amp;amp;A, a Curo customer asked Paul Harris, Executive Director of Customer Experience, to explain disrepair claims.&lt;/p&gt;
&lt;p&gt;“There’s a phenomenon in our sector where solicitors are advertising to get social tenants to take cases against housing associations to, on the face of it, win loads of compensation,” said Paul.&lt;/p&gt;
&lt;p&gt;“Just be really careful. Almost all of them are not what they seem. They say that the claims are on a no-win, no-fee basis, but we’ve been told by Curo residents that the firms end up taking all the money themselves and you get very little.&lt;/p&gt;
&lt;p&gt;“Equally, if the firm feels they can’t win the case, they may just leave you in the lurch. But you will have done loads of work to get the case ready.&lt;/p&gt;
&lt;p&gt;“So, if you’re interested in one of these opportunities, please take care because a lot of them are not very helpful. If you talk to us, we will try to get issues sorted out much more quickly without going down that route,” he said.&lt;/p&gt;
&lt;p&gt;If you’re not happy with the service you get from us as your landlord, please tell us directly instead. We have a formal complaints process and if you make a complaint, we’ll work with you to put things right as soon as we can. If we agree to pay you compensation through our own complaints process, you’ll get the full amount (a claims company can take up to 75% of any compensation).&lt;/p&gt;
&lt;p&gt;If you’re not happy with the outcome, you can take your case to the independent Housing Ombudsman. We’ll always explain your options at every stage.&lt;/p&gt;

      <description>&lt;p class="exec_text"&gt;We’ve asked an independent market research agency called &lt;a href="https://ragdoll-research.com/"&gt;Ragdoll&lt;/a&gt; to help us undertake some important customer research. If you get an email or letter from Ragdoll, we hope you’ll take part in this survey. &lt;/p&gt;

&lt;p&gt;This is not the same as our regular customer satisfaction surveys. This research will help us get to know our customers better so we can provide services in ways that meet all our customers' needs.&lt;/p&gt;

&lt;p&gt;During Feb and March 2022, we’ll be carrying out a survey of our customers with the help of Ragdoll. The results of the survey, which will take around 4 minutes to complete, will help us better understand who our customers are.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;"We want to know more about you, your household, your views on your home and housing generally."&lt;/em&gt;&lt;/p&gt;
&lt;h4&gt;Why are we carrying out this research?&lt;/h4&gt;
&lt;p&gt;We want to make sure that customers are at the heart of everything we do and that the services we deliver are designed with you in mind. We’ll only be able to achieve this if we know who our customers are and what you need from us. The results from these surveys will be used to help us improve the way we do things for current and future customers.&lt;/p&gt;
&lt;h4&gt;How are the surveys conducted?&lt;/h4&gt;
&lt;p&gt;If we have an email address for you, we'll email you the survey. Otherwise, you'll receive a paper survey in the post. &lt;/p&gt;

&lt;p&gt;We have asked a Bristol-based company called Ragdoll carry out this research. Ragdoll is an independent market research agency.       <title>Curo’s in house Money Advice Service – life changing!</title>
      <description>&lt;p class="exec_text"&gt;Curo customer Stephanie (not her real name) shares her experience of using Curo’s Money Advice Service. When Stephanie got in touch she was living on her own in a two-bedroom house, unable to work due to her health and getting into debt.&lt;/p&gt;
&lt;hr /&gt;
&lt;p&gt;I got involved with the Money Advice Service at Curo, as I was struggling to pay the bedroom tax and fell into rent arrears. I had also fallen behind with my utilities.&lt;/p&gt;
&lt;p&gt;I was unable to come to Curo’s office for an appointment but was quickly reassured that a home visit could be arranged. At my money advice appointment, I was made aware of applications that could help me with my water bills such as the WaterHelp scheme, and Discretionary Housing Payments which could pay towards my rent arrears.  &lt;/p&gt;
&lt;p&gt;Once the appointment was over, Curo’s money advisor, Sam, gave me an action plan based on what we’d agreed. In the plan were things I needed to do and tasks Curo would carry out for me. Everything I told Sam was completely confidential which put me at ease. She was very friendly and non-judgemental, which was important to me, as I felt embarrassed about my situation.  &lt;/p&gt;
&lt;p&gt;With my ill health, Sam advised me to apply for Personal Independent Payment, sickness benefit and Universal Credit with a ‘Limited Capability for Work’. We did a benefit calculation to estimate what I could be entitled to, which was surprisingly quick and easy.&lt;/p&gt;
&lt;p&gt;Once Universal Credit was agreed we could then apply for a Discretionary Housing Payment to help with my arrears and the bedroom tax for a period.  Sam helped me with the claims and submitted them on my behalf. You must have an assessment for some sickness benefits, and Sam attended and assisted me with this appointment, which was a great relief.&lt;/p&gt;
&lt;p&gt;I completed all my actions for Sam, and she kept in touch with me throughout with offers of help, support and reassurance.&lt;/p&gt;
&lt;p&gt;The outcome was amazing. My Discretionary Housing Payment was awarded to clear the full amount of my arrears. &lt;/p&gt;
&lt;p&gt;My water application was successful for Restart and Assist [Wessex Water payments schemes]. I had to pay a token payment of £1 per month and the balance of my water debt would be written off at the end of the 24-month plan.&lt;/p&gt;
&lt;p&gt;My Personal Independent Payment was awarded after the assessment and I received a back payment to the date I called for the form, over £1,400 (approximately 21 weeks).&lt;/p&gt;
&lt;p&gt;My Limited Capability for Work claim was awarded after a 23-month wait for an assessment due to Covid-19, and I was paid a backdated payment of over £7,000.&lt;/p&gt;
&lt;p&gt;With Sam’s expertise, she maximised my income by over £600 per month. This meant that I could pay the bedroom tax to avoid any further arrears. I was also offered help if I wanted to downsize to a one-bedroomed property. Curo have a great service called Passport to Housing [to prepare for a successful home move], which I said I would consider.&lt;/p&gt;
&lt;p&gt;I can’t thank Sam at Curo enough. I would never have been able to do this without her. It’s changed my life for the better. &lt;/p&gt;

      <description>&lt;p class="exec_text"&gt;At Curo getting it right first time is really important to us. Sometimes we get it wrong. What’s important when this happens is how we react and put it right while learning from the experience so it doesn’t happen again.&lt;/p&gt;
&lt;p&gt;Over the last year we’ve made some changes to improve the way we deal with the issues you report to us. We‘ve conducted an intensive training programme for all of our customer-facing colleagues so that they can take ownership and hopefully resolve the problem straight away for you.&lt;/p&gt;
&lt;p&gt;We’re giving them the power to make the decisions needed to put things right. This should reduce the time it takes for your issues to be resolved. We’ve also launched a new process called ‘Learning Labs’. At these monthly workshops, Curo managers review a sample of cases we’ve received to understand exactly what went wrong and make changes to ensure we don’t make the same mistakes again. Actions are identified, agreed and then tracked to make sure they improve the service we deliver.&lt;/p&gt;
&lt;p&gt;We continue to work in partnership with residents on complaint resolution with the successful Complaints Review Forum continuing through lockdown. At these sessions forum members scrutinise a number of cases to make sure we are working within our policy and that we are fair and accurate when deciding on suitable solutions.&lt;/p&gt;

      <title>MyCuro iPad winner is looking forward to less paper</title>
      <description>&lt;p class="exec_text"&gt;Congratulations to Nanda Walsh of Widcombe in Bath who has won an iPad in our latest MyCuro prize draw. &lt;/p&gt;
&lt;p&gt;&lt;a href="/contact-us/mycuro-customer-portal/" title="MyCuro customer portal" data-id="1227"&gt;MyCuro is Curo’s secure customer service portal&lt;/a&gt;, where tenants can access their Curo account at a time that suits them as it’s open 24 hours a day.&lt;/p&gt;
&lt;p&gt;Tenants are now also able to see their rent statements online, instead of getting them through the post.&lt;/p&gt;
&lt;p&gt;We asked Nanda how she’ll be using MyCuro with her new iPad: “It’s good to hear that my rent statements are now online. It’ll be nice to no longer get a paper statement through the letterbox – I’m snowed under with sheets of paper!&lt;/p&gt;
&lt;p&gt;“It’s also going to be very handy for keeping an eye on repairs I’ve booked, particularly those likely to take a little longer. I can see what’s been logged which is useful as I wouldn’t otherwise keep a record of these.”&lt;/p&gt;
&lt;p&gt;Nanda came to our Residents’ Conference in September and stopped by our MyCuro information stand. Interested in what MyCuro had to offer she registered on the day and was entered into our prize draw to win an iPad.&lt;/p&gt;
&lt;p&gt;Curo Digital Inclusion Project Manager, Lisa Walklin said: “We’d love even more tenants to join Nanda and the 3,200 other customers who are already using MyCuro.&lt;/p&gt;

      <title>2019 Residents' Conference: watch again</title>
      <description>&lt;p class="exec_text"&gt;Thanks to everyone who came to our 2019 Residents' Conference. It was great to meet and talk to so many residents. Over 180 customers joined this year's events on 17 and 18 September.&lt;/p&gt;

      <title>Curo Labs prize draw winners revealed</title>
      <description>&lt;p class="exec_text"&gt;Thanks to everyone who came to the &lt;a href="/news/news-stories/curo-labs-listening-and-taking-action/" title="Curo Labs - listening and taking action" data-id="5238"&gt;Curo Labs&lt;/a&gt; in January. Every Curo customer who came was entered into our prize draw to win a share of £200-worth of Love2Shop vouchers and one overall winner received a Google Home Hub. &lt;/p&gt;
&lt;p&gt;£50 in Love2Shop vouchers were won by:&lt;/p&gt;

&lt;p&gt;Top prize of an Google Home Hub went to Jennifer who lives in Bath. In addition Veronica of Twerton won an Amazon Echo Dot in our chatbots survey prize draw. Congratulations to all our lucky winners!&lt;/p&gt;

      <title>Curo Labs - listening and taking action</title>
      <description>&lt;p class="exec_text"&gt;We ran our first ever &lt;a href="#" title="See what’s new at the Curo Labs" data-id="5223"&gt;Curo Labs&lt;/a&gt; in January 2019, inviting customers to drop in to our offices at The Maltings in Bath through a Thursday, Friday and Saturday, with an additional session on the Thursday evening.&lt;/p&gt;
&lt;p&gt;Around 150 customers came along and gave us their thoughts on a number of improvements and projects we are currently working on. Aside from the insight this provided, we were also able to further develop relationships with these customers – most of whom stayed for around two hours – and deal with a number of additional issues, including the services we need to provide for deaf customers.&lt;/p&gt;
&lt;p class="exec_text"&gt;What we heard, loud and clear, was:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;There is a lot of demand for the new self-service customer portal, MyCuro, which we launch in spring 2019.&lt;/li&gt;
&lt;li&gt;Customers would prefer us to focus on providing flooring in a flat when they first move in - more than redecorations or a shower (where there isn’t one already).&lt;/li&gt;
&lt;li&gt;There is a huge amount of support for the concept of a community van we could use to visit our customers. We also have a raft of ideas for what the van should include.&lt;/li&gt;
&lt;li&gt;We need to do more to help vulnerable customers access deals which make utilities and broadband less expensive.&lt;/li&gt;
&lt;li&gt;Helping customers who are not comfortable with ‘digital’ technology start to use online channels is going to take a patient, tailored approach.&lt;/li&gt;
&lt;li&gt;Our five-year property investment programme is a huge step forward, and customers are looking forward to this being published.&lt;/li&gt;
&lt;li&gt;Our plans for great places – improving the look and feel of shared areas – are spot on: we just need to put in place a programme to deliver these improvements now.&lt;/li&gt;
&lt;li&gt;There are a number of myths and inaccuracies about Curo and social housing which we need to dispel.&lt;/li&gt;
&lt;li&gt;Some customers are very happy using &lt;a href="https://www.theguardian.com/society/2019/feb/07/control-life-alexa-role-public-service-chatbots-councils"&gt;‘chatbots’ or voice applications like Alexa (Amazon Echo).&lt;/a&gt; Some won’t touch them.&lt;/li&gt;
&lt;li&gt;There are services and support we need to look at which specifically helps disabled customers.&lt;/li&gt;
&lt;li&gt;We should do more to help customers understand &lt;a href="/residents/living-in-your-home/condensation-mould/" title="Condensation &amp;amp; damp" data-id="1251"&gt;how to avoid damp and mould.&lt;/a&gt;&lt;/li&gt;
&lt;/ul&gt;

&lt;p class="exec_text"&gt;As a direct result of this feedback we will now:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Continue with the launch plan for the MyCuro portal, with an extra testing session for customers.&lt;/li&gt;
&lt;li&gt;Agree our plans for a new ‘Void Standard’ for preparing our vacated homes for new tenants to move in (this should be happening in the next month).&lt;/li&gt;
&lt;li&gt;Develop a proposal for a Curo community van.&lt;/li&gt;
&lt;li&gt;Create a full ‘financial and digital inclusion plan’ to support customers who want to access good value online services.&lt;/li&gt;
&lt;li&gt;Publish and explain our five-year investment programme.&lt;/li&gt;
&lt;li&gt;Better explain what we do and address some of the myths surrounding Curo.&lt;/li&gt;
&lt;li&gt;Carry out a feasibility study for chatbots and voice applications like Amazon Echo.&lt;/li&gt;
&lt;li&gt;Talk to Bath &amp;amp; North East Somerset Council about developing additional services for disabled customers.&lt;/li&gt;
&lt;li&gt;Create new materials to help customers prevent damp and mould.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Everyone who came to the Curo Labs was entered into prize draws and we have handed out £200-worth of Love to Shop vouchers, an Echo Dot and a Google Home Hub. &lt;a href="/news/news-stories/curo-labs-prize-draw-winners-revealed/" title="Curo Labs prize draw winners revealed" data-id="5241"&gt;Congratulations to all our prize winners.&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;Feedback provided on the day was hugely positive – here are some of the comments we received:&lt;/p&gt;

      <title>Curo welcomes 100th family to Mulberry Park</title>
      <description>&lt;p&gt;Curo has just welcomed the 100th homeowners at Mulberry Park, its award-winning development of 700 homes, community facilities and open spaces in South Bath.&lt;/p&gt;
&lt;p&gt;Alicia, Ian and their two-and-a-half-year-old son Lucas moved in to a four bedroom townhouse on the main avenue at Mulberry Park last month.&lt;/p&gt;
&lt;p&gt;Ian, a tennis coach at the University of Bath, says: “When we saw the homes at Mulberry Park we thought – that’s what we want - and knew that moving here was the right thing to do for our family. With a toddler and a new baby on the way, we couldn’t be happier with our choice, we’ve got lots of space and exactly the location we wanted.”&lt;/p&gt;
&lt;p&gt;The family previously lived in a two-bed property in Oldfield Park. Alongside location and more bedrooms, their list of requirements for the new home included a level garden and a spacious kitchen/diner. &lt;/p&gt;
&lt;p&gt;Alicia says: “I love cooking, entertaining and having people over and we needed a house that was spacious enough to receive all of our friends and their kids. We really wanted the kitchen/dining area to be at the centre of our family life and the layout and size of our new home work perfectly for us.&lt;/p&gt;
&lt;p&gt;“Our son is sports-mad and it’s great that now we can watch him play in the garden while cooking dinner thanks to our large bi-folding doors.”&lt;/p&gt;
&lt;p&gt;The couple are also looking forward to taking advantage of the facilities available at Mulberry Park, including a new primary school, nursery and The Hub - a brand new contemporary building for the whole local community to use, providing flexible spaces for activities and events from yoga and fitness classes to children’s stay &amp;amp; play groups, meetings and corporate events as well as a welcoming and family-friendly café on the ground floor.&lt;/p&gt;
&lt;p&gt;Alicia says: “We’re excited about the new park and the fantastic community Hub and facilities already available right on our doorstep.&lt;/p&gt;
&lt;p&gt;“We look forward to getting to know our neighbours and being part of this community and I think the Hub will help a lot with that.”&lt;/p&gt;
&lt;p&gt;The family were welcomed at Mulberry Park by Curo Sales Director, Lisa Howells. Lisa says: “We’re delighted that our 100th customers have joined the thriving new community at Mulberry Park and wish the young family all the best for the future in their beautiful home.&lt;/p&gt;
